Site Name: Branch & Gillespie Site
Corner of Branch & Gillespie Roads
 Pontiac, MI

LOCATION: The site encompasses a 9 acre parcel of vacant land in a residential area of the City of Pontiac. The Clinton River bisects the property.

SITE HISTORY: There presently is little information available regarding past uses of the property. It is known that a shopping center and a gas station formerly operated at the site. General Motors Corporation maintained ownership of the property for some undermined period of time until they deeded it to the City of Pontiac as a gift. The site remains vacant under the city's ownership.

CLEANUP ACTIONS: $42,022 in CMI funds were used to conduct a phase I site history (to determine past property uses, ownership, and potential hazardous substance use) and phase II site investigation (to determine if the property has been impacted). The phase I site history and the phase II were completed in 2001.

Site Name: Howland & Luther Vacant Lot

LOCATION: The site encompasses a 12-acre parcel of land in a residentially zoned (R-1) area of Pontiac. The property is presently vacant.

SITE HISTORY: Based upon available information, past uses of the property appear limited to residential housing. The City of Pontiac received the property as a gift from St. Joseph Mercy Hospital in 1983. The site remains vacant under the city's ownership.

CLEANUP ACTIONS: $9,993 in CMI funds were to be used to conduct a phase I site history (to determine past uses, ownership, and hazardous substance use) and phase II site investigation was conducted (to determine if the property had been impacted by previous property use). The phase I site history was completed in the Spring of 2001. No prior uses or existing features were observed that indicate a release of hazardous substances has occurred on the property. Based on these results, no additional assessment activities have been carried out.

REDEVELOPMENT POTENTIAL: This city-owned parcel is recommended for residential redevelopment by the city.

Site Name: Royal Auto Parts

LOCATION: The site encompasses an 8-acre parcel of land in a residentially zoned (R-1) area of Pontiac. The property is presently vacant.

SITE HISTORY: Based upon available information, past uses of the property include residential housing, auto salvage yard, and construction vehicle equipment storage. The property is privately owned, however, land contracts have been recorded between the owner and various purchasers, including the City of Pontiac (11/85) and Michigan National Bank (5/90.) The site remains vacant under the city's ownership. In 1990 and 1991, the city conducted an environmental assessment. Soil, groundwater, and surface water samples were collected. Metals were detected above generic residential cleanup criteria.

CLEANUP ACTIONS: The site was originally proposed by the city to be addressed under CMI. However, the city late requested to address the site as a part of the site assessment grant previously awarded in 1995.

REDEVELOPMENT POTENTIAL: This parcel is currently zoned residential.

Site Name:   Wide Track Drive, south of Wesson Street

LOCATION: This site is a 2-acre vacant lot south of Wesson, west of southbound Wide track. The west property boundary is a railroad line. The area consists of vacant lots and commercial development.

SITE HISTORY: The site was condemned by the City of Pontiac in 1962 for "Urban Renewal Development and other municipal public purposes". Ownership transferred to the Downtown Development Authority in 1983. This vacant lot has more recently been used as a storage yard for road and rail-road repair and construction. The previous use is unknown. No information is currently available on hazardous substance use. Some construction debris is on site (concrete, rebar, dirt), and small amounts of construction materials. There is no visible contamination other than minor oil staining.

CLEANUP ACTIONS: $35,489 in CMI funds were used to conduct a phase I site history to determine past uses, ownership, and hazardous substance use. During the summer 2000, a soil investigation was conducted to determine if the property has been impacted by previous uses of the property.  Based on the site size, location and lack of observable contamination, a groundwater investigation was not necessary.

REDEVELOPMENT POTENTIAL: This city owned site is located in downtown Pontiac with commercial development being the most likely option.

Site Name: Vacant Lot at Wide Track Drive East of North Saginaw St.
Pontiac, MI

LOCATION: Approximately 1.5 acre vacant lot on the northwest corner of Wide Track Drive and North Saginaw Street in downtown Pontiac.  The area consists of commercial development to the west and south (across Wide Track), and residential property north and east.

SITE HISTORY: The majority of this property (Lots 5, 6, 7 and 8) were acquired by the City by warranty deed in 1979. Lot 4 was acquired by State Treasurers Deed in 1992. Based on the platting and the surrounding area, it seems likely that this vacant lot has been used for residential housing.  However, there is no definitive information on the site history or possible contamination. The property is vacant and grass covered.  There are some exposed concrete foundation remnants.

CLEANUP ACTIONS: $19,037 in CMI funds were used to conduct a phase I site history to determine past property uses, ownership, and hazardous substance use. During the summer 2000, a soil investigation was conducted to determine if the property has been impacted by these pervious uses. Based on site size, location, and lack of observable contamination, a groundwater study was not recommended.

REDEVELOPMENT POTENTIAL: This city-owned site is located in downtown Pontiac with commercial development being the most likely option.
