LOCATION: This 10-acre site is in the city of Cheyboygan. The site is bounded by 800 feet of Cheboygan River frontage on the west, the Cheboygan Ice Pavilion to the south, the city's recreation center to the north, and a residential area to the east.
SITE HISTORY: The property served as a waste site for a water-powered saw mill operation from 1840 until 1930; it has been vacant ever since. A 30-foot high, 80,000 ton waste wood pile remained on site. Efforts by the city to contour the site in the 1970's were unsuccessful due to physical hazards posed by cavernous void spaces within the pile. Sampling of the groundwater indicates heavy metal contamination in excess of the state's groundwater/surface water interface (GSI) criteria (i.e., concentration of metal contamination in the groundwater exceeds levels protective of a receiving lake, river, stream).
SITE STATUS: Removal of waste and waste recycling has been completed.
CLEANUP ACTIONS: $1,254,252 of state monies were used to conduct a limited site investigation, to remove and recycle the waste pile materials, and to install groundwater monitoring wells. Long term monitoring is continuing.
REDEVELOPMENT POTENTIAL: This city-owned site is located on the Cheboygan River in a highly developable waterfront area and will be redeveloped by the City of Cheboygan as a marina and may include multi-dwelling units.

Site Name: Center Tool & Machine

LOCATION: The site is located just south of downtown, and is next to the main north-south snowmobile trail.
SITE HISTORY: The property was a former tool and die factory. The facility is abandoned and the property has tax reverted to the county of Cheboygan. The south end of the main building is open, and temporary engineering controls have been constructed to prevent collapse. Access to the buildings and areas of suspected releases has been enclosed in chain link fence. There were approximately ten drums containing various amounts of unknown liquids in the buildings, numerous five gallon containers with unknown liquids and solids, oil drenched cuttings, numerous car batteries, a chroming machine containing a pooled oily liquid, several areas with sludge on the floor, and other potential hazards. Laboratory analytical results from 2002 revealed that the former area of sludge near the central-east portion of the building was impacted with arsenic, hexavalent chromium and lead above the state residential direct contact criteria.
CLEANUP ACTIONS: Over $600,000 in state funding has been approved to remove asbestos at the former building and demolish it after it had collapsed. Additional work includes performing a full site investigation to determine the impacts of lead, arsenic, and hexavalent chromium.
REDEVELOPMENT POTENTIAL: This property has a high redevelopment potential. The city is rezoning it as residential. A likely reuse may be condos or a mixed use with commercial on the first floor.

Site Name: Northwood Oil

LOCATION: The site is located at 800 N. Main Street in the city of
Cheboygan. It borders 670 feet of the Cheboygan River.
SITE HISTORY: The property served as a bulk petroleum and a coal storage facility from approximately 1955 to 1995; the property is now vacant. The owners of the site removed the bulk petroleum facility, approximately 1,600 yards of contaminated soils, and conducted a limited remedial investigation of the site. Approximately two feet of residual coal remains on the southern portion of the site. Monitoring wells installed on-site indicate groundwater is contaminated with BTEX, PNA's, and heavy metals, including mercury. Soil is contaminated with similar contaminants, including lead.
CLEANUP ACTIONS: $552,319 of Clean Michigan Initiative monies were used to finish the site investigation, remediate soils, and to install a groundwater treatment system.
