• Welcome Developers and Contractors
Development Authority (MSHDA) sells tax-exempt notes and bonds and loans the proceeds to private developers.  These developers use the money to build, own and operate low- and moderate-income rental housing.  MSHDA does not own the housing, but makes loans and regulates operation of the developments which typically range in size from 24-150 units.  Separately, the U. S. Department of Housing and Urban Development (HUD) provides rent subsidy to many of the MSHDA-financed developments

Multi Family Direct Lending Programs
Information on 2009 direct lending parameters, construction contract forms, contractor requirements, enabling legislation and the modified pass-through program.
Low Income Housing Tax Credits (LIHTC)
The federal low income housing tax credit in Michigan according to a Qualified Allocation Plan. Allocation process, forms and LIHTC funding information.
Standards of Design
Standards of Design for Preservation defines the design process and the specific requirements for occupied multifamily housing financed through the Authority. It is the intent of these Standards and the Design Review Process to insure that housing financed through Mulitfamily lending programs is the best housing that can be provided.
Affordable Assisted Living (AAL) Pilot
AAL developments provide low- to moderate-income senior residents with individual apartments in tandem with supportive services and functional supports; maximizing independence and choice in a physically accessible environment thereby allowing the elderly to age in place.
Section 3
MSHDA HUD Section 3 policy and these guidelines have been prepared to provide information and guidance to Section 3 recipients on how the Michigan State Housing Development Authority (MSHDA) will administer the Section 3 regulations.
