Congregate Elderly Policy

Congregate Elderly Policy
MSHDA Rental Development
February 11, 2005

Congregate Services and Van Transportation for Residents: The sponsor must agree in writing to provide congregate services for the residents for the life of the mortgage loan. The services must minimally include, at the option of the tenant, one hot meal per day, light housekeeping, and laundry. The cost of these services must be paid from other than mortgage loan proceeds, development rental income, and residual receipts.

In addition, the sponsors must agree to provide van transportation for grocery and other shopping and for recreation outings for the residents of the development at such times and in such frequency as is determined to be reasonable by the Authority's Director of Asset Management. To the extent that mortgage proceeds, residual receipts and operating income are insufficient to pay for the acquisition of this vehicle and for the operating cost of this service, the sponsors must agree to provide the funds to meet this requirement.
