BRD Opportunity Zone Developer, LLC is redeveloping 11 acres of riverfront property in downtown Bay City through a phased approach over the next 5 years. The master plan for the site includes transforming the contaminated site into a variety of mixed-use buildings, developing an integrated street grid, and creating several place-based enhancements such as a riverfront boardwalk, community plaza, and more. The first building of the phased redevelopment is currently under construction. The new development will result in 60 market-rate, riverfront residential units and a two-level parking structure. This building, which will be completed in 2021, is expected to generate a total private investment of $14.3 million and will contribute to a strong sense of place and a pedestrian-friendly environment.
