| Unit type | MSHDA Definition |

| High-rise | A single level unit in a building structure containing five or more stories, three or more units, with or without an elevator. An uninhabitable basement does not count as a story. However, garden level apartments, lobbies, and commercial space should be included as a story. Also includes all units located within a mixed use (residential/commercial) building with five or more stories. |
| Low-rise | A single level unit in a building structure that contains four or less stories, three or more units, with or without an elevator, and is not a three or four unit converted single family home. An uninhabitable basement does not count as a story. However, garden level apartments, lobbies, and commercial space should be included as a story. Includes flats containing three or more units, converted single family homes containing five or more units, and all units located within a mixed use (residential/commercial) building with four or less stories. |
| Townhouse | A multi-level unit in a building structure containing three or more units, side-by-side, under one roof, where no unit is above or partially above another unit within the walls extending from the basement to the roof, and no space in the building is used for commercial business. |
| Duplex | A unit in a building structure containing exactly two units, under one roof, where one unit is above, partially above, or beside another unit, and no space in the building is used for commercial business. Also, includes a building structure originally intended for occupancy by one single family that has been converted to separate dwellings for two households. Includes a two unit flat. |
| Triplex | A unit in a building structure originally intended for occupancy by one single family that has been converted to separate dwellings for three households, and no space in the building is used for commercial business. |
| Fourplex | A unit in a building structure originally intended for occupancy by one single family that has been converted to separate dwellings for four households, and no space in the building is used for commercial business. |
| Single Family Detached | A unit in a building structure containing exactly one unit that houses one family, under one roof. Also, includes modular homes (A building structure that is built offsite and assembled permanently onto a foundation). |
| Manufactured Home | A unit in a building structure built on a movable chassis and moved to the site. It may be placed on a permanent or temporary foundation and may contain one or more rooms on one story; includes mobile home. |
